Four steps from an address to a number your client can see.

    Start with the address

    Type an address or an MLS number. The subject fills in from the record: beds, baths, square feet, lot, year, assessment. Walked it with Dooryard? The condition and photos come along.

    Pull the solds

    Closed sales nearby, same kind of house, last six to twelve months, with pending and active competition in their own tabs. Toggle comps in and out, add any listing by number.

    Adjust side by side

    Bedroom, bath, square feet, garage, fireplace, year, lot, condition, time. Rates come from local paired sales, capped so one odd sale can't skew the grid. Change any of them.

    Land on the number, then share it

    The adjusted range, the per-foot cross-check, the assessment ratio, and your call with the reasoning. Send the seller or buyer a link that lets them look, comment, or add their own comps.

Is this an appraisal?
No. It is a licensee's opinion of value from MLS and public records, and the presentation says so. It is the analysis you already do, done faster and shown better.
Where do the comps come from?
Maine MLS closings back to 1999, refreshed daily, plus active and pending listings refreshed through the day. Assessment and condition come from town records.
Can a seller change my numbers?
No. Editors can add comps, exclude comps with a reason, and add notes. Adjustment rates and your price opinion are yours alone.
Does my client need an account?
No. They get a link by email. You can change their level or turn the link off any time.
Can my assistant build it?
Yes. Assistants prepare CMAs for any agent on the team. The agent publishes the price and the presentation goes out under their name.
Is it only for Maine?
The data is Maine's today. The tool works anywhere the comps can be loaded; ask us about your market.
